The project involved the construction of a new mezzanine floor and a complete fit-out of a 20,000 sq. ft. retail space, including both the sales floor and back-of-house areas. Additional works included developer shell responsibilities such as drainage, lift pit installation, and external car park works.
ID Construction received an early variation to the contract to undertake the developer shell works after issues arose with the appointed main contractor. Leveraging our extensive experience and technical knowledge, we seamlessly absorbed these additional responsibilities, ensuring continuity and quality without compromising the project timeline.
Social Value Contribution: All subcontracted works including joinery, partitions, ceilings, general building, and groundworks – were awarded to local contractors, supporting the regional economy and fostering community engagement.
Innovation: This project marked the successful trial of a new construction sequence: the lift shaft was built ahead of the mezzanine steel frame to mitigate health and safety risks. This proactive approach, discussed with TJX since our initial engagement in March 2022, was implemented without impacting the tight programme and was well received by the client.

A significant challenge arose when IDC was instructed to undertake significant additional developer works, including excavations, drainage and lift pit construction, without altering the original timeline of the project. Through effective planning, resource management, and team dedication, these works were completed successfully, achieving a 97% KPI score at handover. This project stands out as one of IDC’s most successful deliveries, exemplifying our ability to adapt, innovate, and deliver excellence under pressure.
Sustainability Achievements: The project achieved a 99% compliance rate with the waste management plan, reflecting our commitment to sustainable construction practices.
